EVERYONE WANTS A NICE INCOME PROPERTY ESPECIALLY 1ST TIME INVESTORS
I was out and about looking at some Sacramento Area Duplexes for Sale and thought I’d post some observations of a couple. I’ve already posted one earlier if you haven’t seen it – click here. That one is really over priced although I haven’t prepared a “pro-forma cash flow analysis” of it. I can just tell by the scheduled income vs asking price.
However this Duplex located at 7021-7023 Holland Avenue, Citrus Heights I think is not a bad deal if you can get the current owner to come down some on the price.

YEA…YEA…. BUT WHAT ABOUT THE CASH FLOW…?
Click Here for the “pro-forma cash flow analysis” I prepared based upon a sales price of $615,000. With the outstand condition of the property, I think the only thing they could have done more would be to install some backyard enhancements to “extend the living area of the property”.
A concrete or “paver” patio with some landscape shrubs around it and a new concrete walkway from the side slider to the backyard instead of just dirt. Small yards can be made nice with lots of “utility”.
To be fair though, this owner is not unique because I believe too many never think about it. However, if they did create an inviting backyard….? Just think about what a great spot to have family get togethers, parties and BBQ’s. I have told clients in the past… “If it’s there, they will use it”. I believe it’s a great asset for “tenant retention”.
