Sacramento Duplexes Are Getting Multiple Offers Again
I’ve been out and about for the past few weeks looking at Sacramento duplexes for sale because I continue to believe that, for the long term, Duplexes can offer some of the best value and returns available to residential real estate investors.
I’ve got a video of two Duplexes for sale in the Arden Area of Sacramento that are Side by Side on a neat dead end street that I knew would get multiple offers. They did according to the MLS get 3 offers almost immediately and reported a sale just days after they came on the market.
They were listed at $558,000 each and I think the rents were a little low but each should rent out for a minimum of $2,000 per unit. We know because we manage a Duplex on Bell Street which is a busy through street at $2,000 now and with the superior location of these two I’m sure they will rent fast for top dollar.

Why I Like Duplexes as a Long-Term Investment
I’m pretty sure these two Sacramento duplexes were purchased together by one buyer as an investment.
One of the reasons I like duplexes as an investment over a single-family home is because you have two streams of income. If one unit is vacant, you at least still have income coming in from the other side.
Now, technically, that represents a 50% vacancy rate. But compare that to a single-family rental. When that property is vacant, you have a 100% vacancy rate, don’t you?
Could a Sacramento Duplex Be Your First Home?
If you live in one side of a duplex and rent out the other, you may qualify for owner-occupied financing, including low-down-payment FHA or VA loan programs, as well as certain conventional loan products.
Owner-occupied financing can offer more favorable interest rates and lower down-payment requirements than financing the same property strictly as an investment.
I’m actually surprised more homebuyers aren’t looking at purchasing a duplex as their first home. For the long term, I think this can be a great way for a first-time homebuyer to get started in real estate while receiving rental income from the other unit.
